It might be easier to add up your purchase price, closing costs, improvements and then subtract what depreciation he took over the years since that should be listed on Schedule E (assuming you have a copy of all of your returns with the property).

What we do require is a signed pet agreement that has minimal rules(pick up the crap, flea & tick prevention, etc) and we require that they send a copy of current vaccination records and a picture of the dog(s). 

Why not send copies of the invoices, as well?
