Once they've paid rent they just thumb their nose at you for unauthorized activity.Pretty easy to check his story.

I could give a lot of examples, but the fact is, even with a GC, you will have to keep your nose in the job as much as possible.

I guess one thing is weather or not they say everything is OK you still go in for inspection. excuses are need to photo graph elec panel for insurance, need to check filter on furnace, need to check something that makes sense,,, Nice to do within 3 months and at least get your nose in the door every 6. 

Keep your nose clean in all dealings so it won't come back & bite you in the butt.

If it is, you will end up having to pay through the nose for flood insurance if you have a mortgage.
