It certainly is more than SF Bay Area, but is not anywhere near the 1% model.The last property I purchased was in Nov 2021 and my model, which is very conservative, showed about a 1% CoC with 75% LTV on a 30 year fixed at 2.75%. 

I recommend @Dave Foster and send all of my seller and buyer clients to him. 

It's not demanding top tier industry(like tech or some form of innovation).

Why would they opt for that when they could sell to someone less complicated, potentially more seasoned, and more likely to close the deal.If you're set on proposing more innovative offers, collaborate with an agent who is investor-friendly.
