We are asking the current tenants to leave as the property is not in optimal condition we like to have our rentals and we would like to fix it up to increase value and rents.

Once fixed, the plumber confirmed everything was working 100%.Fast forward 3–4 days, and now multiple units are reporting toilet backups.

Not good I think its a good tool for fix and flip and short term holds but not for long term holds if you have not ability to refi or enough equity to sell quickly even if you do and the sellers loan gets called they are still going to get their credit trashed. .

Out of the 5 deals I am LP in, Rod's are giving me the top 2 returns (primarily due to fixed debt) while others, not so much but their returns do get accrued

So if you buy a turnkey property (they buy, fix up, rent and sell) for 150k you're looking at 1200/month rent, versus 150k directly through a broker can get you 1400/month.
