That economic opportunity will continue to drive population growth...who knows how the next few years go, but long term is up and to the right assuming that you do not buy in bad neighborhoods/locations.

I’ll be honest it’s not clear to me real estate is necessarily a better investment than say the stock market, certainly not a bad investment but not as hyped as some people make it, you need to decide how much owning your own home is worth to you & also how long you plan to be in the area, if you will be here for the foreseeable future, bite the bullet and buy, if your not sure where you will be in a few years, renting might make more sense.

Do a toilet bowl test , put food coloring in the toilet tanks and check for bad flapper valve . 

It may also deter other bad behavior.

Your realtor should be the backbone of your business and be able to help with sending you personalized deal flow, building the rest of your real estate team (PMs, GCs, lenders, etc), showing you the good/bad neighborhoods, developing scope of work and estimating renovations, and so much more!

If the fence is shared and in bad shape, framing it as a mutual improvement could help.
