He so knowledgeable about real estate esp in the asset protection field.

Some of the PMs we had were converted to "field managers" who ended up just being leasing agents with no direction to actually manage the property.Their maintenance software is even worse than their management software - with even more bugs.

It is precisely because of mentoring programs that teach strategies and techniques to people who do not have any grasp of the three afore mentioned fundamentals that we have such a mess with “wholesaling” and “subject to” that governmental authorities are figuring ways to heavily regulate or outright ban these activities in the residential real estate field. 

In the real estate investment field long enough, we all have losing investments; those that don’t work out as planned, and those that approach the “disaster” state.  

Look at common factors of other properties in the area that are getting good rents, then look for well-priced properties with the similar fields.  

It's wonderful to see your enthusiasm for this field.

Residential and commercial real estate investing is not even in the same playing field. 

They thought it was going to be easy and hassle free and then every issue comes out of left field at the most inconvenient time and feels like death by a thousand papercuts.My suggestion is this.1.)  

We need help navigating this field and would greatly appriciate any help.
