Even if a simple mistake was made by the note holder, like the dog ate it and it was not noticed for 30 days, the borrower can be dinged with a late payment over thiry days which puts them out of luck obtaning a conventional loan.

I'd suggest going that route for six months or so before going to an annual lease.I would simply tell her that I can't accept late payments under a lease and if payments are ,ate in this matter, you'll have no choice but to have to cancel her tenancy.
