Covid pushed rents crazy high everywhere and Fresno was no exception, excluding 2020 and 2021,  my rents are still up on average about 8% year over year from 2018 (much higher if you include covid).

You can run your numbers and try to find/contact the owner(s).You can work to get the property under contract without a real estate agent unless you want to exclude yourself from the headache of paperwork.

Here's the City link for you to reference. https://www.chicago.gov/city/en/depts/doh/provdrs/homeowners...1) ADU regulations specifically exclude Short-Term Rentals so don't do it if the intention is to short-term rental. 2) The ceiling height oh 6'10" is almost guaranteed to trigger digging a basement if you want to formalize as an ADU unit, especially if that height is further reduced by pipes or HVAC. 3)Ingress/egress is an issue for renting, as is that any bedroom also will need two (ie operable window/doorway).

However, military who occupy a house for 2 years can get an extension of an additional 10 years and still have capital gains excluded.
