I would add, make sure the agent quotes it with "Personal Injury coverage as part of the Liability"Many carriers now have endorsements for Service Line coverage (for damage to water, sewer, electrical lines coming to property) and for Equipment Breakdown coverage.

@Stewart Campbell Other than setting up an LLC, most investors just purchase a landlord policy which is endorsed to permit short term rentals.

I think it'd be worth trying FSBO for a couple of months since you'll prob get your best offer when it's "fresh".If it doesn't work, take it off the market for a month, then hire someone to re-list it so it'll look relatively "fresh".However, to get access to the listing services, you may need to go to a place like Redfin (not an good/bad endorsement of them).

If the owner quitclaims the property into an LLC that is wholly-owned by the owner then the title policy continuesin full force and a Form 107.9 endorsement is not required.If, however, the owner quitclaims the property into an LLC that is not wholly-owned by the owner, then a Form 107.9 endorsement would be required to name an additional insured.
