Since you have already put both names on the lease as landlord, you might want to create a separate legal document that makes your finance your unpaid agent empowered to act on your behalf in the day-to-day operation of the rental property.

But if you wanted the second position lender to be empowered and motivated to make sure the first position loan is getting paid, one idea would be to have the second position lender give you the downpayment NOT in the form of a loan, but in the form of equity instead.  

I always renovate on the front end...then train tenants how to deal with issues themselves...and empower them to resolve issues themselves or by contacting professionals directly...plumbing, HVAC, etc...Reputable companies will verify work before proceeding and you can pay with a card online or on the phone when complete.

There is also the genre seeking financial freedom and the 100% passive income that can empower them to retire.All types of real estate investing, in some way, offer some form of ‘passive income’.

There is no use in empowering the wealth divide to the point where even fences will not suffice.
