There are exceptions - some properties are set up such that installing a few electric baseboard heaters might be possible to save on the gas bill - but i would still just shy away if not metered separately at the outset.  10) do shop for a lender and compare (usually pretty standard but there can be some fluctuation) - dont fall for the ones that sound too good to be true - there are gimmicks out there - big bank or reputable broker should do you fine.  

I am looking for insights from anyone who has recently upgraded their electric service in Chicago.

Out of state is less capital intensive but will be more energy and time intensive to find contractors visit properties etc.

I expect it to be moderate size rehab which to me means no significant plumbing or electrical and no walls being added or removed.  

I have new plumbing and electric done in all of the units one year ago. 55k investment.

I’m an electrician and I’d only do electrical since I know I could do it fast enough to be worth it but other than that I’d get someone who could do it fast and high quality.

They want new electric panel, this home has Zinsco and that is one of the thing that we are not eligible to be insured.

Electricity alone on a 2 bed is usually around $200-250.  

To everyone on the wholesaling forums, understand this:Focus on learning from those with real experience and a proven track record of success.Don’t waste your energy on negativity.
