So the benefit to the investor (aside from being a good person and helping out the elderly!)

While doing my cold calls today, I ran across an elderly woman who is 92 years old.

- an elderly couple was running the 2 businesses themselves. it became overwhelming for them and they couldn't keep staff regularly, people kept calling in sick and they started taking on the bulk of the work. they've owned the businesses for 20 years and are now ready to retire.2) Any deferred maintenance?

Not assisting living or nursing home but homes for elderly who just can't keep up with their property and want an apartment and maybe someone there encase they need food and to make sure they take medication and if they just need some help.  

If we have a lead where someone doesn't appear to be educated or is elderly we often loop in their legal counsel and/or family to make sure everyone is on the same page. 

Another example is an elderly tenant in one of my units who lives on a fixed income, social security.

It's an elder woman who is motivated to sell, but she has a reverse mortgage.
