I have done it successfully on my last 2 buildouts, maybe 3, but only because I was able to acquire the properties at a very low price and I did all the work in-house (myself and some hired hands on staff).

I've had good success billing actual market rent and then billing utilities separately.

There are people that do flipping in other states while they live in another state from the projects and they are successful, but they have built a team while doing it.

Are you familiar with Lawton or have you seen a lot of successful investments there?

Been doing wholesaling off and on with little success but hopefully more time to devote to that shortly.
