Many people invest in the low income areas and in good conscious, you shouldn't assume they are all stupid or haven't figured out something you all have.

They understand the quality of work I expect and also understand that I need them to be efficient and cost conscious.

We are dealing with people that have a conscious.  

Any permitting issues I need to be conscious of? 

If being environmentally conscious isn't a concern and a 20-30 year lifespan is acceptable they will do fine.

If they don't like it they can move or require more of themselves to land a better paying job to get more of the things they want in life AND pay the rent.For anyone reading this if you are going to have the "conscious and bleeding heart syndrome" you DO NOT need to be a landlord as you will cause more damage to your finances and investments then you could ever imagine.

IMHO it really needs to be consciously meshed into your overall plan.

This way you are at least covered initially if the market is very price conscious or amenities conscious.  

i have found some great agents out there.i've had a broker who was representing the seller tell me "I cant in good conscious let you buy this property without a phase one study." he was representing the seller that i wanted to buy the property from!

So what does your sub conscious believe, I don't find deals!
