Rental or flip, 5 things I think are mandatory:1) Neighbors2) School system3) Ratio of your investment to ARV (after repair value)4) Roof condition (I won't touch a property with a bad roof--I've yet to get a large enough discount to warrant purchasing the home)5) Condition (if any) for ductwork for central HVAC (same reasoning as roof)

This could mean sewer lines, duct work, radiators, rotted rafters, so old and hidden.

Existing duct work was out of code and previous water heater was electric.  

The range is for whether or not the house already has duct work, model choice, and regional price fluctuation.

We put around $15k out of our own pockets into it, and used an energy efficiency loan ($15k) to insulate, install new windows, and add an ASHP with ductwork.

In F areas I have seen this plus they take the furnaces, hot water tanks, electric panels, duct work and even the siding and gutters. 

I kept looking at it and thinking that I didnt think the wall had enough room for ductwork.

If filters aren't changed regularly or if duct work is not cleaned regularly.b.
