This property is close to the down town, near a bus line, and fit the business model.

Lakewood is a very sought after rental area with high rental rates, and a lot of people will pay high rents to live in close proximity to Lakewood, and downtown Cleveland, which this area is right in the middle of those two, as well as right by lake erie.  

The issues I ran into was the local market was already flooded with STR's and in order to be profitable you had to stand out with a home that was either near an attraction (ie great view, Garden of the Gods, Downtown, or a College) or the unit had to have amenities (Hot tub, Instagram Wall, Pickle Ball Court) that would place your listing far and above other similar listings.I think you should strongly consider if you more interested in moving away and starting a life somewhere else, or in creating a cash flowing investment to supplement your income?

I'd build on an infill lot closer to downtown. you can get land within the downtown markets and construct multifamily properties through the same process and higher units and better floorplans. we just passed our first triplex in central ohio and are breaking ground in 3 weeks. 

High prices, anti-landlord laws and a deteriorating condition in many ways, especially downtown.

I have not had any gaps in vacancy since renting it and we are 30 minutes from downtown.

There are great investment zipcodes up to an hour from downtown that could still be considered Houston, or not - so hard to know exactly. 

Pros for the area:  Location & proximity to Downtown, the Pearl, Brackenridge Park, the Museum Reach, 7 mins to the airport, and walkable to San Antonio Community College.
