That didn't make a good impression on some prospects.In the distant past, I would usually have to eat 1-2 weeks rent.Any kind of incentive you can give the tenant would likely be better than losing 2 weeks to vacancy.

Living in the Bay Area, it is almost impossible to find any good rent to value opportunities anymore, and it is extremely hard to sit on the sidelines and so it is tempting to look at distant properties, and remind myself of all the challenges faced with the last attempt, so I am in the process of educating myself to discover other avenues.

If I banked on an uncontrollable events, or series of events, that would give me a projected return somewhere in the distant (telescope distance) future...and while I'm waiting it out, I'm rationalizing how I'm going to hit it big when I'm too old to enjoy it....well I don't.I buy for positive cash flow all day, every day.

Thanks @Andy RobisonDepending upon price point and warranty requirements....We've bought a couple from Restore in the distant pass, with good success.We've bought from the used appliance store at 435 and Truman Rd with mixed experiences.We've bought over 100 appliances from the Sears Outlet on Front St, but my favorite rep moved to the Lenexa store.
