Usually that 1 tenant is disappointed with how their own life has turned out or mad about something inside that they can't control and they will take it out on anyone that they can - their landlord, their waitress, kids, road rage, picking fights on the internet, etc. until they can address the source of their pain they will continue.

If the home is nicely remodeled and/or larger than the typical 900 sq ft 2/1 in the area, you might could get $1250, but I think you will be disappointed with vacancy and turnover at this price point.

I'm looking to get into investing and have 120k roughly to begin with, located in Dallas and have visited the foreclosure auction at the courthouse but was a little disappointed as I did a bunch of homework and none of the houses I was interested in showed up.
