If you can rent 3 units for $2,000 you are close to breakeven.On the plus side, you will have a highly attractive asset and several decades without much cost of capex and repairs.

The harder from a zoning, land availability and pricing it is to get a lot, the better the asset or location is.Tourism-  I would say no impact, to greater demand. 

Becoming a property owner.The hardest part about this right now is underwriting deals, remaining patient and disciplined.Outside of that, the actual details of managing the property are only hard if you do not have systems in place, delegate responsibility, and don't fully comprehend what physical asset investments require-- capex & opex heavy.

This allows them to get more capital so they can make more loans without having to grow their asset base, while also maintaining their relationship with the customer through monthly payments.

Typically a new roof only makes sense to protect the asset.

Buy the best asset you can and the one you want to own the most 10 years from now.

I like the asset class IE not C class in the deep south.

I certainly want to err on the side of caution in terms of investing in a pricier asset (at least in my RE experience thus far).
