I will fix some cosmetic issues if I feel that in the long run they will add to the value of my unit..... but that's it.Microwave..... probably gonna need to replace it pretty soon anyway.....so at best I would swap that..... it does add to the long term value of the unit.....I would tell them the unit is "as is", and I will gladly release them from the lease with no penalty....... otherwise unless its a safety, habitability issue or the issue will in the long run deteriorate my property, then NOPE....... especially not for a brand new tenant.

Return of Time deteriorates fast if you're taking longer than you should.

As you noted, rates are deteriorating and tomorrow's FED announcement will be big. 

The 2nd quote I got was for a new and thicker vapor barrier Bc the exhaust fan was going to deteriorate the older/thinner barrier that I currently have.

The bundles really have gotten heavier over the last 15 years because I always use "archetectural" grade (dimensional) shingles and they used to be 4 bundles per square, now they're 3/square just like 3 tabs.I have bought some "odd lots" off of Craigslist (they now have a "material" classification), and turned down 10 squares once (at $8.00/square) because the bundle wrapping material had deteriorated and it would've been a ****load of work to load them up and then get them onto the roof.

Secondly, the photos showing the eaves and facia boards show signs of deterioration which could result in or from termite issues.

And then there is the issue of deterioration. 

It is far better to stay vacant, wait for a month and go without a month's rent than it is to take a non performing tenant and have to manage a rapidly deteriorating bad tenant situation.  

I do believe there is at least a 50% chance that the market will deteriorate to a point where I'll walk away from 1 portfolio, or at least some properties.

Started kind of watching this last night and am surprised how quickly it started deteriorating.
