I also have this same question about a Multifamily deal we have where we will need to purchase land before approvals.. you’d think being in this as deep as we are we’d know this answer but, it’s actually proven to be a pretty difficult thing for me to come across even with speaking to several people in the industry.. my own mother is 32 year lender.

A good investor agent that is plugged in with local wholesalers, is prospecting, and marketing on their own will have plenty of discounted off market opportunities that will have less eyeballs on them then the MLS.

Since we pay taxes in arrears, the appeal process must move along quickly as they are payable in November (at a discounted rate).

I’m trying to sell it at a discounted rate just to get out, but having no luck.

Lastly, if you still decide syndications are appealing, get educated on how to vet the lead sponsor (including deep background checks), the market, and the deal itself (even though some concepts are similar, it is not the same as the single family long term rental analysis).

I used AI to help me create an accelerated learning schedule and I believe financing deals is in another week or two out before I really start a deep dive into it but its been on my mind since the beginning of my journey.

We've considered offering a discount for doing so but so far we haven't because for the most part everyone pays on time with no issues.
