@Dan H. can hear it, too, cause I think I read a post of his about not believing integrity is low.You have to understand with society-- integrity is directly inverse with the money they are seeking.

Everyone thinks they can paint but there's a big difference between a professional paint job and a non-professional one (the latter usually actually damages the property instead of improving it). 

the way to go about it is turn it over to your insurance and get the police report.. sometimes insurance will then subjugate the claim and go after the tenant criminally I had that happen on one of my rentals where the tenant did 40k in malicious damage on a new construction home I purchased in MS. 

THEN, during the phase where a SFH investment went bad, there is the stress of hearing about, and PERSONALLY dealing with a stressing about it. ie. tenant stops paying rent, political problems in the city causing massive differences in fundamentals, tornado hits your house, then you are IN THE THICK OF IT for a few months, dealing with the fact that this investment you already put 10-12 hours into, probably will take another 10-12 hours of your own stress as the $50K loss materialized.

And then I see liberal areas for whom affordable housing is the cause du jour suddenly balk when multi-family density is proposed in their neighborhood. 

Half of the PM's down here can't read contracts, don't know how to inspect a property for damage, etc. - they just use whatever contractor is giving them the most free stuff at the time.  

This caused then to have to suspend distributions and lost a lot of investor confidence.  

Due to inflation and the drastic increases in material, labor, and supplies, that's naturally caused carriers to rethink limits/values on file. 

That one is a big deal for rebuilding.I've also heard of property tax reductions for properties significantly damaged during the storm.Depending on the property and what you want to do, the hurricanes affected property tax, insurance, and permitting in a lot of ways.

This policy along with the wonderful idea of tariffs will start trade wars and cause other increases in goods such as appliances, possibly cars or any other imported goods.
