@mau pan not sure how the laws work in pa but in Georgia you legally own the property the day of the foreclosure auction even though it can take several weeks or even months for the attorney to prepare and record the deed.So I always immediately get insurance, put utilities in my name and if it's vacant, get physical control and change the locks.Regarding the possibility of leaks, I always ask the water company to put service in my name, unlock the meter but leave it turned off at the meter.You can the turn it on yourself with a curb-key or a decent pair of pliers.

They and NSB changes their rules and guidelines so often it wasn’t worth mentioning before. 4 years ago CCCU gave me a pair of cash out refis but they were only fixed rate for 7 years.

I'm not a 1031 exchange facilitator, but I know for a fact that you can 1031 a pair of SFRs (Bay Area price points) into a shopping mall (midwest price point), so I can't imagine this wouldn't be possible.

It is tougher when California or similar will take reduced yields to purchase and do not have the currency conversion loss the Canadians do.For me to work with foreign clients these days they have to have researched all the taxes, withholding,financing,return issues and be realistic about the numbers.
