I've also been using Cozy. 

I am not too cozy with going out of state.  

That last time I filled a vacancy I used Cozy.co - the tenants pay for their report via the service, and you receive it directly via Cozy- there is no opportunity for the tenants to change the report. 

Plus, if there isn't a window there, it would be real nice to install one to create a brighter, less confining-feeling, more comfortable dining area. 

So as @Arianne L. said, people are not going to feel nice and cozy about a place that is rented out. 

It looks cozy and colorful enough, that I'D wanna live there :)  How did you figure out the ARV?? 

The more the tenant believes the owners are not doing their part the harder it is to get to an even playing field with them.I have heard about Cozy, but never used it.

My plan was 1.benefit from property appreciation coz I signed contract for around 850$/sqm the first one, now it might cost somewhere between 1300-1400.

Please stop pretending that you know what you're talking about - it will be misleading to others who want to stay within a confines of the law.

You may want to tell your tenant that you will waive the late fee if she sets up automatic payments through an online service like erentpayment or Cozy.
