After done renovations / repairs / maintenance on many many properties, I kind of know the price range of each job like painting, flooring, drywall, plumbing, electrical, AC, pest control, remove odor from old pet urine, mold remediation, cabinets, countertop, backsplash, appliances etc etc in my mind.

That’s almost the entire $360 budget and we haven’t even considered the garage door, paint, flooring, cabinets, counter tops, hvac, water heater, plumbing, windows, doors, dry wall, showers, toilets, landscaping, fences, etc. 3% is extremely optimistic.

I am pretty sure you have seen those flip shows where the electrical was not done and delayed the placing of drywall or the granite countertop was not cut to size but the cabinets and counters were already installed.

Some costs will generally be the same, ie furnace, but other things like laminate counter tops vs granite will change depending on what the comps call for.

--Have the seller do some repairs/upgrades (new paint, counter tops, new fence, carpet, etc) and then make the purchase price $140k with seller paying closing costs - therefore the seller will recoup that money after closing and we don't have to do the upgrades and such ourselves.
