Have you considered getting a pricelabs subscription and getting a little more in depth #'s on amenities, management experience, review count, pools, view vs non-view, etc?

If you are 100% counting on appreciation, well, that does not sit well with me, NOT saying its wrong just not for me.

LLC paying you and you also counting the revenue from the STR itself?

@Ricardo Carrasco I wouldnt count on having vacationers at your STR for a Long time .

@Michael Swantek if a tenant has no written lease, then they are legally counted as having a montht to month lease, based upon a calendar month.Give the tenant a 3y0-day eviction notice, demand for possession.If you give BEFORE end of September, they will have to move by Oct 31.If you give in Oct, they will have to move by Nov 30.

That was 30 years ago and counting.

Whenever I read investor posts about unit count goals and utilizing section 8 rentals as the vehicle to scale a portfolio it loosely translates to buying real estate without paying attention to the fundamentals in the markets where they invest.

Most people don't, that is not my expertise, I count on my broker to be the expert and to give me what I need that is reasonable.
