If you aren't comfortable talking to contractors, find a buddy that will join with you in that conversation - but be part of the discussion yourself.IMHO, $20,000 for the job as described would be great - if the contractor was quoting a price to the Department of Defense :)Note that if the sanitary sewer is on the other side of the street (and your sanitary lead is broken under the street), that's a different conversation.Best of luck!

not in any market. there are DSCR loan coverage on plenty of deals. we build ground up I could send you a lenders underwriting of the triplex we build here that someone can get a full return of capital on within 8 months. that's in columbus. maybe not buying existing, just change your strategy. open your mined. go to some conferences. don't buy in bad locations. we are doing deals within 1 mile of the urban core of columbus all day long. land here is a buyer's market there's more than 6 months supply and it's 22 times cheaper than land in miami fl where I also do deals in.

I know that is frustrating, but you can't force that horse to drink as the old saying goes.My thought take a look at https://kwnextgen.org/  see if they would have any interest in that...or find some kind of meetup groups that has people their age in it or take them to a conference and see if anything sticks.

I lived there myself for 4 years, then moved out and converted it to a super-profitable short-term rental (it's ideally situated near great restaurants/nightlife, the National Zoo, Rock Creek Park, and hotels that host professional conferences).
