People weren't renting properties as quickly, and there was an increase in vacancy.

While that may sometime be true, full disclosure to all parties should eliminate any ethical or moral concerns (imo).  

They’re “meaner” than me so they charge late fees (I get 1/2), file pay or quits, and increase rents faster and further than I would.

Part of that is adding additional cost for increase in building products. 

Out of my 32 properties, I’ve seen insurance rates drop by up to 40% on renewals, and property tax increases are finally slowing down compared to the crazy jumps we saw over the last five years.

I know him to be extremely concerned about his clients and proactive as much if not more than anyone I have ever dealt with since 2002 in the turnkey brokerage space..
