There is a language barrier that I largely combat with Google Translator. 

Typically capex exceeds cash flow and investors dont realize that until a few years in when they start loosing money year after year.Your approach combats that a little, but you will still spend more on the property than it will be worth, so you have the risk of negative equity.Finally, managing rental properties in the inner city is no easy task.

I would like to know how you combated these problems and if it's worth the hassle if the price is right.
