I don't know Dale, but I've seen enough of his posts to know that he didn't mean anything disparaging by his reply....but such is the unseen face of any internet forum...I can assure you that he was just making a blanket reply not knowing what you were looking for or what specific area you were looking for leads for.There are people that will try to put a clown costume on and go to the closest intersection to get leads, but others that only market specific ways.

Go to Zillow, type in the subject property's address, in the right hand corner Zillow typically gives you the addresses of properties around your subject property, pick one closest to your subject property (in size, amenities etc..), give that address of that property to the RE agent and ask her to run a CMA for that property as though it were never sold.

Also- closest airport to you will fly into, how many carriers fly into the airport... etc. 5) aesthetics- well- I think a park should be tidy, with strong rules around keeping yards nice and junk out of sight.
