I agree, have the unit checked out,  moisture is somehow not venting out properly, A/C units, bath fans, vents or maybe you just need to add extra vents so the moisture can escape faster. the air needs to circulate and whatever is causing the issue, it's is close to the area where the mold is appearing,You handled the situation correctly the first time, I'd check with the company that did the work prior and see what their take is.

The sprinkler heads branch out like "pull-up bars" and terminate all around the property and I don't know if these pipes are filled with air or water that is not circulating.

@Melissa Searing in CA, when "Notice of Petition to Administer Estate" has been posted by the county (no deed) and published by an adjudicated paper of general circulation, by all means send your probate introduction letter to the executor/administrator representing the estate.

I don't know if they will put up all cash for the buy and repair or use their credit to leverage the money, thereby using less cash out of their own pocket, but you should be clear on how much cash they are taking out of their investment circulation to make your project work.
