Also you can see if they have unauthorized tenants, unauthorized pets, smoking, and so many other things.Screen well, don't take the first tenant necessarily unless it is the right one.

I got so lucky back then (3 properties have since gone up in smoke and we were fortunate to have been added as a loss payee/mortgagee before funding so that we were able to receive claim money) and was finally able to get my ducks in a row with the help of a local insurance agent who'd help me establish the right coverage limitations for my market, the project and property type, etc.

I was required to add exit signs in the shared hallways / stairs, and to add interconnected heat detectors in all units, and to upgrade all smokes in all units to be hardwired, and to create 1-hour fire separations between the three units, which we accomplished by painting the ceilings and walls shared with stairwells/common halls with intumescent paint.

It's fine to get tenants to pay to replace furnace filters and batteries in smoke alarms, but I've never heard of having them replace aerators and shower heads.I know it is different in the US, but in Canada it is easy to deposit checks without having to go into the bank.
