The whole point of an LLC is to protect you from liability so I'm a little stunned sometimes when people aren't willing to pay a few thousand dollars for an LLC from a proper attorney and instead go to one of those places that churns them out like a mill without any customization or specification.

It takes, at least I've heard a bunch of times, as much work or close to it to get a 12 unit as it does a 120 unit property.My initial thought was to go with SFH to more "quickly" get out of the rat race, i.e. get my cash flow churning and burning via bigger cash flow per unit, but if it takes about the same or a little more work to get a 25, 50, or 120 unit then why not do it?

One final thing: M2M is appropriate for very low-income, high-vacancy areas, but the churn of these tenants is a much bigger hassle than operating on longer leases in a more stable neighborhood.

People get excited about how cheap things can be too buy rather than the realities of the exit strategies needed and the total carrying costs involved.The name of the game is to churn the money and grow it as fast as possible ahead of inflation.

Normally I would be more than happy to have a nice cash flow and a solid equity position, but the market right now makes me want to churn cash while things are good.I've heard banks these days are requiring seasonings of 0, 30, 60, 90, 180, and 365 days.
