Charge market rent. 

My biggest question when I was researching all the programs was "If these people are so successful at what they do, why are they charging so much for all of this and always trying to upsell?" 

Maybe they should use Richard Wilson's model and only charge sponsors.

While fees are pretty similar between custodians, read the fee schedules carefully as there are sometimes others fees charged that aren't readily discernible.Good luck and happy holidays!

@Jemini LeckieIf investing locally is not in the cards I would do some research and pin point a market that fits what you are looking for and then reach out in the forums for that specific market and ask more detailed questions.

As you know, marketing and price are both very important, and vacancy will significantly impact your income, so you are almost always better off charging a lower price and getting it filled with a good tenant.  

I would get a couple of other opinions on the quotes that are coming in and what you are being charged.

I am particularly concened about the water meters not being hooked up and potential charges there.
