My favorite list is people that own the house, live in the house, have owned it for 20 years or more and own it free and clear - that is the house you will make the most money on when grandma or grandpa are now all alone in the house and are moving in with the kids, to the nursing home, or passes away - someone finds your postcards in 6 months or 6 years from now and give you a call to see if you still buy houses - these are the cream of the crop. With Realeflow leads you can do a lot of the above sorting and with the $7 a month version you can get 100 leads from their system - narrow those leads as much as possible before you export them to get the best leads for your money. Then, the next thing to do is to watch the list for returned letters.

That being said, as a manager I gravitate towards the middle of the road, and the higher end - if I'm going to make a flat 10% whether I'm dealing with the scum of the earth, or the cream of the crop, I'd rather deal with the easygoing CPA paying $2,000($200) at that point, than having a knife pulled on me when I show up for your $500($50) cash payment.

Upen Mody Sick of Wholesalers!!!

When in fact there is more people that think they want or need to do this than there are deals in most markets.. and that's buy a long shot.... there are only so many FSBO's out there the rest of real estate is transacted in the RE INDUSTRY by licensed individuals who do this for a living and a career. So if people want in the industry get in the industry.... if you want to buy and sell real estate then get your money together and go forth and do that.. but to do it with no money no credit and just trying to sucker people into crappy deals I see NO honor in that.. and I see it as a huge time suck and failure for the vast majority of people who are influenced by this romantic notion that this is the way to make big money.Sure some do it NO doubt.. but then again some become sports stars and some make it big in what ever business they choose.. the cream rises to the top.. but I submit the successful wholesaler who actually makes big money is far and few between and would succeed at almost any business the tried..
