I recently completed one on a multifamily property and found it to be a cost-effective approach.That said, there are a couple of additional factors to consider beyond the code differences between a garage conversion and new construction:Coastal Overlay Zones – If your property is in a coastal overlay, building a ground-up ADU may require Coastal Commission review, which can add time and complexity to the process.

If you prefer to stay local and build equity, house hacking a duplex or triplex in Fort Lauderdale could work, especially if you can add an STR component to boost income.

You could house hack by purchasing a small multifamily with an FHA or conventional loan, reducing your living expenses while building equity.

looking longterm who knows what's going to happen in the market.The largest thing to be cautious about is that with commercial tenants you as the owner often have to put up money in the form of a check or abated or free rent to help the tenant get open for business and build out the space. 

Also, there is a lot of new competing rental supply coming online in these areas and a few of my developer friends mentioned to me they are seeing downward pressure on new build rents.

Been looking into building out an IDX lead generation website and I stumbled upon software called Mashvisor, it claims to integrate into your IDX website and calculate Cap Rates / Cash Outlay, Etc etc.

My advice is focus now on building your branding, business and client base in real estate.

You are buying into a business to pass down to future generations, not to mention a vacation home or retirement plan.When I talk about my investments I don’t talk about a 4 unit ugly building in (insert boring/cheap state in the US).I talk about Europe!
