Save money for a down payment and find a solid cash flowing property that will cover expenses in lean times and pad your wallet in good times.  

It looks like some concrete in the driveway needs re-poured, maybe one/two pads. 

But I am concerned by what it could cost to update the park.Upside is there are 12 pads of tenant owned mobiles and a small house on just under 2 acres with a gross rent of $3,700 not including two units non occupied, owner is asking $200,000 for the whole thing.Downside, went to the park and found it very run down and cluttered with trash.

Most will come and give you a free quote if you know what you want to get done.Good luck to you, but I would pump the brakes on the large work and just fix it up good enough to get a good ARV, RENT the other unit and pull out your equity.

I'm obviously intrigued with the even more passive income model once the park is strictly renting out pads and all homes are owner owned.
