Once you start new builds, you are going to be bleeding a lot of money the whole time till you sell, and you have to hop through all kinds of hoops with the city for code and they are the opposite of fast no matter where you live.

There is nothing wrong with that method, until you want to change the paint color and then have bleed from the paint into the grout, which as you know is more difficult to remove - many people would not worry about such things.Methods to remove the existing grout have been stated already (and yes, you might be able to cover it up with a trim piece).

What you need to figure out is how to stop the bleeding, and yes, you may not want to self manage, but you may need to until sell or get it to stabilize and then sell.
