If the units are in a densely populated area with blatantly under-market rents, we can burn off the 10% loss to lease quickly, taking our rents from $900 to $1,000 on classic units in half the units in year one (5%), and almost all the remaining half in year two (~<1%).

So what I do is I tell the tenants that if they catch another tenant doing something that is blatantly against the lease; Throwing trash on the ground, Not disposing of cigarettes in appropriate areas, Destruction of property, etc;I tell them to get a photo and or video of it and send it to me.
