One has been rented out for four years same tenants and the other one is newly acquired and have been trying to find the best platform to market it (furnished finder, Zillow, Airbnb, etc)Would the suggestions from the real estate investors be excessive or something to look into?

If you are and that quote is at full RC then you have the best rate there is.

There is no point in doing a 1031 exchange if you expect a loss from the transaction.A 1031 is meant to defer your gain.There are numbers which you can analyze and stress which is not easy to analyze.It looks like you are stressed with this investment and I would sell.I personally, however, would look to make the improvement for $10,000 to get one of the other units up and running.

Hello Jason,Your best bet is going to be to track down the owner, or the owner's heirs. 

For affordable and upcoming markets in Massachusetts, look at cities like Worcester, Springfield, and Fitchburg.

Eventually they will build out a system or understand the value of a good PM company and what to ask, look for and keep an eye on.
