A fence or a drive way is 15 years and a major appliance 5 years. 

And as a young kid I spent my summers with my grandparents.. they had a cabin on Lake Poygan.. by Winneconne . fond memories..

It was a 50% of one months rent and a $100 increase in rent. 

2023-2024 DECIMATED my already broken finances and killed my 15 yr run being debt free with paid off rentals and a house near the beach in the Ca.

Do not quote me on this but I think someone told me the new fund was a debt fund (along with some other asset classes) and a percentage of the money raised was to invest in their other funds (ie. instead of capital calls). 

ALWAYS ensure the contractor walks the property with you or the realtor and a CLEAR scope of work is defined.

Please allow me to relate a couple of real estate educational experiences I thought were good - great, and a few more I thought were crap.  

So, create status codes for both of these and a few in-between codes to help you work smarter, not harder.

Also you get a down payment(Option fee), monthly payment(rent) and a lump sum in the future 3,5,7 years. 

There are many other tax strategies you could be taking advantage of outside of the real estate world and a good financial planner will help you identify and maximize these benefits in the context of your overall goals.
