For those who’ve used it, what strategies or sources have worked best for you when covering the difference between your loan and the total project cost?

Since you won't be able to recognize it as a valid rental if you're charging under market rent and you also expect to be covering any house expenses that are outside of her budget, this seems the best choice. 

From there I accepted and negotiated to have the seller cover the cost of replacing the roof.

I think your biggest issue with any "work-arounds" is going to be your legal liability and holding the proper insurance in case something goes wrong, which I'm going to assume you'd need to be properly licensed in order to be properly covered by insurance.

It can still qualify if it's a fixer-upper, as long as the rental income from the property can cover the debt service.

Current house is 2500 sqFt 4 bed 2.5 baths.

Hey Natalie if you're set on holding onto the property I have a great property manager I use for my STR's that also will cover MTR and LTR's.
