@Robby SanchezBridge loans are short term and if they default or mature in many instances the interest rate doubles - so make sure you have a very solid exit planI see many get a bridge loan and realize they don’t have the 25% equity in the deal to refinance to another loan and end up getting wiped or foreclosed on because they never researched what they needed to be at on the back end when they were refinancing.

Generally speaking, if you borrow money at 7% interest and your investment is earning a 10% return, 10% - 7% = 3% and you are not growing faster than inflation.

After a bit more research, I actually think renting a place will get me started faster and earn some experience doing Airbnb with a little less risk involved.Obviously I still need to be concerned about not violating a lease agreement by doing so and I would likely live on the property and lot or all the time.Ownership is still the ultimate goal, but this looks a faster party to self driven income.

To beat 5.25% mortgage rate....the corresponding, offsetting stock market return would be at least double that...To answer your question requires (1) knowing what risk adjusted return you will be able to earn in the future (2) knowing what interest rates will do in the future.

You could also go DSCR if you're DTI does not qualify for a conventional loan and you'd still be at 20% down on DSCR.
