I don’t think I can get away with renting two rooms for 1,200 each or make it work.That’s why I am trying to get a cheaper deal with a wholesaler and fix the property then charge rent and hold the property because I know it will go up in value over time with the new developments.

I've toured and it is rent ready so shouldn't have to do any repairs (maybe smoke detector batteries), appliances are brand new, mechanicals <5 years old. 

Say if the fees are $400/month do I charge rent plus fees?

As a kid, I had a little handheld, battery-powered antenna TV with a 2" screen.

You can always pay $500 for electrical work and set up a Tesla connector in the garage and sell it as a free car charger for the life of a house :)
