Hey everyone,I've been learning about attaining the real estate professional status (REPS).From what I understand, if I own the property, and if I self manage it, then I should just about automatically qualify for REPS. 

If the management company is properly listed as Additional Insured, the coverage will automatically be extended to both parties as needed.

I can reply to messages, and it automatically tells me when someone books one of our units.

We have instructed our contractors to submit invoices with a signed conditional waiver which will automatically signal our accounting team to release funds.

My insurance agent found two others but both required an automatic water turn off at the main valve but it’s physically impossible to put one there.

Folks in tech industry is already got wiped out in this aspect lol in 2023 lol But one thing that would replace agent very fast is AI research from company like Docusign , when they could generate and automatically write a negotiation template in 5 minutes where my grandma can use it, there's almost no need for realtor especially if the house condition/inspection is clean enough.

It automatically makes the home look more cohesive, and won't break on you after 2 months! 

The MIRR formula works even better because the cash flow from the rental property is not automatically reinvested into the property.I think that building a spreadsheet with both scenarios, stocks, and rental property would answer this question.

We use QB for bookkeeping and accounting, and Relay Financial as our bank so we can automatically sort out a % for taxes and we pay those monthly/quarterly depending on what the township requires.
