I've recently started using Intellirent.com for screening, as it further automates the reference checks (only works perfectly if the employers and former landlords respond), but it includes an authorization form (electronically signed by the applicant) that you can download.

I would skip this for sure.Agreed, it's not legal or proper to give out the names or phone numbers of your borrowers without their permission.There's absolutely nothing inappropriate or unseemly about offering up borrowers willing to share their lender experiences with another potential borrower.The private lending landscape is littered with scammers and bad actors.

The applicant had this RE agent fill out my automated application on the web and did a terrible job of it leaving it amazingly incomplete with a bunch of "N/As" just to try and rush this applicant through.I waited for 48 hours and reposted.

Things I've got down to minimal effort or fully automated: * Rent, security deposit, and fee collection* Basic accounting and tax packet creation* Listing vacancies* Lease signing* Applications, credit, and background checksThings I'm still dealing with directly ad-hoc or don't have a well defined process or solution in place for:* Requests and communication with tenants* Finding and coordinating service providers for maintenance and repair work* Scheduling showings and getting prospective tenants to make their appointments* Tenant turnover for move in and out* Keeping up with legal changes and lease template updates* Setting rent amounts* Lease enforcement - tenants are responsible for things like yardwork, routinely get letters from the city about weeds / tall grass, etc.Questions for the group:* What am I missing if I were to make out a checklist of an "automated property"?
