Really depends on what you mean by returnsYou can be a syndicator or average joe who raises money and put 0 or very limited capital into the project and your returns can be astronomical But if your talking about in general investing with your own capital it will likely be the ones with more time invested like flips when you get a great deal on the buy side..

If a property owner is unable to manage this lower-priced, less professional contractor and communicate effectively with him/her, then the total cost (financial, emotional, psychological, lost time due to inefficiency, etc.) of the project can be astronomical.
