They might even be so annoyed that they tell you they're going to move out.

You provide a safe and decent place, they take care of it - that's the deal.They will not be annoyed with you for this, they will be thrilled with you for this, because it means you are a landlord who actually cares about them and the property.

What should I say to buyers without sounding annoying?

I currently live at home with my parents, however the 35 minute one way commute(longer in the pm), is getting annoying, and im ready to invest.

My experience with the big banks is you will run into low-level bureaucrat types that are annoyed with you calling.     

About $1800 in random repairs, some missing cracked shingles, hvac drainage line repair, a few electrical items, minor mold in crawl,  drainage line on pressure relief valve of water heater The most annoying part was that the appraiser said the railings on the porch had to have gap less than 4 inches.

I do not want to make the agent feel uncomfortable or annoyed with me because I’m looking around with no intention of buying (obviously) but I like to know my market and I want to see some of the houses to get a good idea of how updated the homes are, and what people remodeled etc.

this allows me to have an opportunity fund for the quick hits and not have to deal with landlord drama that I cant stand personally there are many other ways in real estate to make a buck and landlording is easiest to understand and get into.. but can be pretty annoying if you get some cruddy tenants or buy in areas were your renting to the bottom of the income pool or those on government assistance.. 

Our contractor was complaining about how annoying Burbank can be, but we still went from plans to completion in just about 6 months.
