Looking to invest to earn residual income

I didn't learn about residual and passive income until I was in my mid-30's!

While looking at our options, acoustical ceiling tile adhesive came up, which sounds like a perfect solution... if it works.

Put 1/4" board over everything with quality adhesive.

 Nick, The end goal is to have several rental properties for residual income.

I'm interested in building a buy and hold portfolio to create some residual income for when I retire from my teaching position in about 5-7 years.

I would recommend staying away from vinyl planks with adhesive tabs, they are notoriously problematic and fall apart easily when any direct sunlight hits them. 

Palmetto Adhesive just tore down the dilapidated back end of their factory/plant.

The biggest expense I tend to overlook when plannig a rehab is the hardware (nails, screws and bolts can get up there quick) and other necessry items like caulking and construction adhesive.
