@Michael LynchI don't know of any 'large' bank that would accept a 3rd position. 

While using QuickBooks it is a mind set and you have to accept the process and procedures to use it as a real estate and property management software.

Although this is a long term investment and not in the main stream, it has added a certain level of comfort knowing the above potential investment risks are to a degree reduced.

I have an accepted offer on a luxury cabin.  

@Kenneth Jenkins you forgot to mention owners that expect a PMC to use contractors off Craigslist that are unlicensed, NOT insured and rarely have acceptable experience/skill - but, they quote the "best" price.These same owners will sue a PMC if using these types of contractors results in a tenant lawsuit.

After living in the property for a full year, we have come to terms and accepted that this is not our ideal location.

He has a degree in finance and business and is just a capitalist out for profit.

I had this issue before, and I wish my agent told me to accept cashiers check instead of a personal check, and I had to resort to hiring a lawyer to scare the tenant with a letter from his office.

@Ricardo Matos yes, i think they are still processing the applications that were in progress, but not accepting new ones. 

Most only accept offers with no contingencies so if you're newer it's not the best investment due to the higher risk associated.
